Booking terms

• Enquiry and offer. An enquiry from this site is not a booking. We reply to every enquiry with an offer stating the exact price, usually the same day.
• Deposit. The booking is confirmed when a deposit of 30% of the offer amount is paid within 2 days of receiving the offer. Once the deposit arrives we send a written booking confirmation.
• Balance and security deposit. The balance is paid on arrival. On arrival a security deposit of €300 is left for possible damage and is returned after the stay.
• Stay. Minimum 7 nights in season, changeover usually on Saturday; other days by arrangement. Check-in from 15:00, check-out by 09:00. The house accommodates up to 8 persons.
• Included in the price: electricity, bed linen, towels, final cleaning and tourist tax.
• Pets are welcome if announced in advance, €5 per night.

Cancellation

• Cancellation up to 60 days before arrival: the full amount received is refunded.
• Cancellation 59 to 15 days before arrival: 90% of the amount received is refunded.
• Cancellation 14 to 0 days before arrival: the amount received is retained.

Complaints

A written complaint can be sent by post to the host's address or by email to villa.otello@gmail.com. We reply in writing within 15 days of receipt.

For disputes arising from contracts concluded online there is also the European Union's online dispute resolution platform: ec.europa.eu/consumers/odr.
